Property management in Fujairah — done right.
Fujairah has no Ejari, no DEWA, no DLD, and no Dubai RDC. Tenancy contracts register at Fujairah Municipality. Utilities connect via FEWA. Disputes go to Fujairah Courts. The emirate splits into two distinct rental markets — coastal investment villas around Al Faseel and Dibba, and inland workforce-housing apartments — each with different tenant profiles, different maintenance needs, and different inspection cadences. We cover both. Long-term management from flat AED 2,499/year.
RERA-licensed property management · Fujairah Municipality coverage · In-house home services (Prokeep) · FEWA-area coverage · Coastal salt-air protocol

Long-Term Property Management
We handle everything — finding the tenant, drafting the agreement, Ejari registration, move-in inspection and inventory, cheque administration, maintenance, renewal notices, and a monthly owner statement.
Tenant Sourcing & Screening
We advertise across the major portals, conduct viewings, carry out full KYC and reference checks, and present you with a shortlist. You make the final call.

Why owners in Fujairah choose us
Tenant sourcing for both coastal and inland stock
Coastal villas typically attract long-stay families and corporate occupants from the energy sector. Inland apartments rent mostly to the workforce housing market. Different tenant pools, different KYC requirements, same rigorous shortlist process before we present anyone to you.
Tenancy agreement and Fujairah Municipality registration — no Ejari here
Fujairah tenancy contracts are registered at Fujairah Municipality — not via Ejari (which is Dubai-only), not via Tawtheeq (Abu Dhabi), not via Tasdeeq (Sharjah). We file in-house with the correct documents. FEWA utility activation follows the Municipality stamp.
Move-in inspection with a signed inventory
Before the tenant moves in, we walk every room, photograph every surface and appliance, and produce a signed inventory. At move-out, we compare against that record — the document that determines what comes from the deposit.
FEWA utility coordination — not DEWA
Fujairah utilities connect through FEWA (Federal Electricity and Water Authority), not DEWA. We coordinate the FEWA connection as part of the Municipality registration process — the tenant has electricity and water from day one, and the outgoing tenant's account closes before handover.
Rent cheques administered in your name
The tenant issues post-dated cheques in the landlord's name — not ours. We receive, bank, and deposit each to your account on the due date. Bounced cheques: we notify you and follow up under UAE tenancy law.
Coastal villa: monthly salt-air inspections
Coastal villas in Al Faseel and Dibba are exposed to sea air year-round. Outdoor AC condensers, balcony rails, window frames and garden metalwork corrode faster than inland properties. We run monthly external-fabric inspections on coastal villas — catching early corrosion before it becomes replacement work.
Inland apartments: standard quarterly cadence
Inland workforce-housing apartments get a standard quarterly preventive visit — AC coil-clean, plumbing pressure-check, electrical spot-test, white-goods function-check. Condition note and photos sent to you each time.
In-house maintenance via Prokeep
AC, plumbing, electrical, cleaning, pest control — handled by our Prokeep crew. Coastal villas get the salt-air corrosion protocol built into the AMC. You approve anything above a minor spend before we proceed.
The Fujairah rental market — what landlords need to know
Fujairah is not Dubai — the systems are different at every level. Tenancy contracts are registered at Fujairah Municipality, not the Dubai Land Department. There is no Ejari in Fujairah. Utilities connect through FEWA (Federal Electricity and Water Authority), not DEWA. Disputes route through Fujairah Courts, not the Dubai Rental Dispute Center. These differences matter in practice: an agent who tries to file Ejari in Fujairah, or directs a tenant to DEWA for connection, creates delays that hold up the entire handover process.
Fujairah's rental market divides into two distinct segments. Coastal investment villas — concentrated around Al Faseel, Dibba and the waterfront communities — attract longer-stay tenants and corporate occupants from the energy and maritime sectors. Inland apartments serve a workforce-housing market with faster turnover, lower rents, and different maintenance profiles. We run different inspection cadences for each: monthly external-fabric checks on coastal villas (salt-air exposure is a real cost if ignored), and standard quarterly preventive visits on inland apartments.
There is no formal rent-increase cap in Fujairah comparable to Dubai's RERA index or Abu Dhabi's 5% rule. Renewal increases are negotiated between the parties. Disputes that escalate go to Fujairah Courts — smaller case volume means hearings typically move faster than the Dubai RDC. We file directly on your behalf.

Everything you'd want to ask
Neither. Fujairah tenancy contracts are registered at Fujairah Municipality — not via Ejari (which is a Dubai Land Department system). Utilities connect through FEWA (Federal Electricity and Water Authority) — not DEWA, which is Dubai-only. An agent who tells you to file Ejari or go to DEWA in Fujairah doesn't know the local process.
The signed tenancy contract, title deed copy, both parties' Emirates IDs, and the security deposit receipt go to Fujairah Municipality. The Municipality issues a stamp; FEWA uses that to activate the utility connection. We file in-house — single process, no separate appointments.
Yes — same crew, different inspection cadences. Coastal villas get monthly external-fabric inspections (salt-air exposure is a real maintenance risk). Inland apartments get quarterly preventive visits.
Monthly external inspection on coastal-facing villas — outdoor AC condensers, balcony rails, window frames, garden metalwork. Coastal salt air accelerates corrosion on exposed metal. Catching it early — recoating, repainting, replacing seals — costs a fraction of replacing the component at year 5 or 7.
No formal rent-index cap. Renewal increases are negotiated directly. We advise on market-appropriate increases based on current portal comparables and handle the negotiation with the tenant.
From AED 2,499/year for an apartment, from AED 5,999/year for a coastal villa. No setup fee. Tenant-sourcing commission paid by the incoming tenant.
We notify you when a cheque bounces, send the tenant a formal demand letter with a 7-day cure period, and file with Fujairah Courts if it doesn't resolve. Smaller case volume means faster hearing dates than Dubai's RDC. Included in your management contract.
